• Inspect commercial and residential buildings to determine maintenance requirements and create correlating plans
• Choose the right types of tools and equipment to assist in performing repair and maintenance work
• Prioritize necessary repairs and improvements and ensure that sufficient staff is acquired to handle them
• Create and distribute work schedules to maintenance workers and ensure that they are properly carried out
• Develop predictive and preventative maintenance plans and implement them to ensure decrease in repairs and breakdowns
• Ascertain that proper work safety initiatives are taken prior to and during each maintenance and repair procedure
• Make recommendations for adjustments in building systems such as electrical, hydraulic and HVAC systems
• Perform replacement and repair work according to the specific requirements of the project
• Estimate costs involved in both maintenance and repair procedures and create and maintain effective liaison with vendors to ensure delivery of equipment and supplies on time
• Take appropriate care of tools and equipment used in maintenance and repair work by performing maintenance and cleaning duties
